Towarowa 22: Office House – Architectural Concrete in the Leading Role

The Towarowa 22 project is one of the most ambitious downtown investments in Warsaw—a vision by AFI Europe Poland and Echo Investment to create a vibrant, open “city-garden.” At the very heart of this development is the Office House, an elegant office building designed by the multi-award-winning JEMS Architekci studio.

As the technological partner for this flagship realization, we had the honor of supplying a comprehensive precast system in which the main role is played by the unique façade, refined to the smallest detail.

The Challenge: Noble Material and Precision Detail

The main challenge was to create a façade where raw, prefabricated concrete would become the main, noble finishing material, defining the entire aesthetic of the office building’s simple, minimalist form. The vision of JEMS Architekci required achieving an ideally defined color, texture, and rhythm of divisions, combining the unique character of each panel with the absolute visual cohesion of the entire facility.

The Budizol Solution: Close Collaboration and Advanced Technology

In close cooperation with the architects, we developed and individually manufactured precast façade panels made of white concrete. In the production process, we brought out their infinite variety by applying the noble technique of exposed aggregate and a ground (polished) surface.

Thanks to rigorous process control at our facility, we achieved exactly what the architects desired. On one hand, due to the nature of the technology, each panel gained its individual, unique character. On the other hand, meticulous attention to uniform conditions and a constant mix recipe allowed us to maintain the striking color cohesion of the entire elevation.

The Result: Timeless Elegance and Quality Guarantee

• Architecture Defined by Material: The concrete details and panels became an elegant backdrop for the large-format glazing and minimalist forms, giving the building a distinct and timeless character.

• Controlled Uniqueness: The façade shimmers in the sun thanks to the exposed aggregate grains, resembling the appearance and durability of high-class stone cladding, where each element is different yet forms a cohesive whole.

• Speed and Guarantee of Detail Quality: Prefabrication not only allowed for a significant reduction in execution time but, above all, guaranteed the highest quality and repeatability of every detail. The appearance of the elements was not accidental but the result of strict design specifications realized under controlled factory conditions.
