Tertio Ponte – Intelligent Prefabrication in Service of Architecture
The Tertio Ponte office building in Włocławek is a flagship example of our “Prefabrication without compromise” philosophy. It is a project where we proved that advanced technology and close, collaborative partnership with the architect allow for drastically optimizing costs and schedule while 100% preserving the original aesthetic vision.
The Challenge: Precise Execution and Process Efficiency
The main architectural premise was to create a modern, elegant office block with a regular, rhythmic geometric division on the façade. Directly translating this precise pattern onto prefabricated panels suggested the necessity of producing and assembling nearly 600 separate wall elements, which would generate high costs and prolong the assembly time.
The Budizol Solution: Complete Walls and Collaborative Optimization
The foundation of the execution was our complete three-layer walls, which integrated three functions into a single element: structure, high-quality insulation, and the final, finished façade layer. This solution, in itself, significantly accelerated construction by eliminating three separate, time-consuming stages of work on the construction site.
However, the real breakthrough occurred during the collaboration phase. In close dialogue with the architect and designer, our engineers proposed an innovative solution: instead of 600 small panels, we created slightly over 200 much larger, large-format elements. To fully preserve the original vision, we recreated the precise rhythm of the divisions on the surface of the precast elements using decorative, artificial joints.
The Result: Uncompromising Architecture and Tangible Benefits
The outcome is a façade that appears monolithic and is a perfect reflection of the architect’s vision. Up close, it is extremely difficult to distinguish the actual structural joints from those that serve a purely aesthetic function. More importantly, this intelligent optimization brought concrete benefits to the investment:

Drastic Optimization: Reducing the number of elements by nearly 2/3 meant 3x fewer costly system connectors.

Schedule Acceleration: The significantly smaller number of elements to assemble translated into shorter crane time and assembly crew work.

Cleanliness and Order: Minimizing the number of operations on-site is a characteristic of prefabrication, which was maximized in this project.

Spacious and Functional Interiors: Thanks to the use of long-span prestressed slabs, we achieved flexible and easy-to-arrange office spaces.
