Sprzeczna 4 – A Manifesto of Modern Prefabrication
The apartment building at 4 Sprzeczna Street in Warsaw is a manifesto project that redefined the potential of prefabrication in Poland. It is a milestone that proved that technology associated with the monotony of a past era can be a tool for creating ambitious, award-winning, and deeply contextual architecture. Executed by Budizol as the investor, the building became an icon and a symbol of the rebirth of modern prefabricated construction.
The Challenge: Prestigious Architecture on a Difficult Plot
The main challenge was twofold. First, the design had to contend with the irregular shape of a plot in the heart of historic Warsaw’s Praga district. Second, and more importantly, it had to break the negative stereotype of the “large slab” (Wielka Płyta), proving that prefabrication could be synonymous with quality, flexibility, and top-class design.

The project’s success was based on the synergy between the bold architectural vision of BBGK Architekci studio and Budizol’s technological precision.

Complete Prefabricated Structure: The entire building, including the stairwells, was built using precast elements. A key role was played by our three-layer walls, which integrated the structure, insulation, and the ready-made façade layer, shortening the time needed to erect the shell to just a few months.

Dialogue with the Place’s Context: The external façade layer was made of mass-colored concrete in a brick red hue, serving as a modern reference to the historic brick buildings of Praga. The characteristic, triangular loggias and balconies, in turn, were the architects’ intelligent response to the irregular plot shape, lending a sculptural character to the massing.

Art and Detail: Evidence of our technology’s precision is the ability to imprint complex patterns into the concrete. Graphics by outstanding artists, Dawid Ryski and Edgar Bąk, were immortalized on the façade and in the interiors, making the building a unique work of art.
The Result: An Award-Winning Manifesto and Object of Desire
Sprzeczna 4 achieved spectacular success, gaining recognition from both critics and the market.

Key Awards: The building won, among others, the Grand Prix of the Architectural Award of the Mayor of the City of Warsaw and a prestigious nomination for the Mies van der Rohe Award.

Media Icon and Symbol of Change: As a groundbreaking manifesto, Sprzeczna 4 gained immense publicity, becoming one of the most frequently published and commented-on buildings of the decade in Poland. Photos and descriptions of the project appeared in dozens of leading architectural and design magazines and portals, presenting it as a symbol of the new wave in Polish construction.

New Quality Standard: The perfectly smooth surfaces of the architectural concrete in the interiors and stairwells proved that prefabrication does not require additional finishing, becoming a noble finishing material in itself.
