Rosevia Resort & SPA – Technology in Harmony with Nature
Situated on the picturesque cliff of Cape Rozewie and surrounded by a seven-hectare beech forest, Rosevia Resort & SPA is a project unique on the Polish market. It is not only a luxurious oasis of relaxation, but above all proof that modern construction can and should coexist in perfect harmony with nature. As the general contractor and technology provider for this investment, we delivered a vision of a facility that is not only beautiful and comfortable, but also net-zero-energy on a yearly basis.
The Challenge: A Luxury Resort in the Heart of a Protected Forest
The main challenge was to create an extensive complex of 22 apartment buildings in an extremely environmentally sensitive location — within a valuable old-growth forest and in close proximity to a coastal cliff (respecting the required 200-meter distance from its edge). Traditional construction methods, with their noise, dust, heavy machinery, and large amounts of waste, would have posed a significant threat to the local ecosystem. The goal was to find a technology that would minimize environmental impact both during construction and throughout the building’s lifecycle.
Budizol’s Solution: Hybrid Prefabrication and System-Based Thinking
The key to success was hybrid prefabrication, combining the advantages of two worlds: timber and concrete.
- Lightweight Timber Structure: We used timber structures as the primary load-bearing system. Their lower weight compared to traditional solutions helped reduce pressure on the delicate ground. Relocating staircases to the exterior of the buildings further decreased the mass of each unit.
- Durability and Concrete Design: We used architectural concrete for the highly durable gable walls. In close collaboration with the architects, geometric patterns inspired by traditional Kashubian embroidery were imprinted on their surfaces, creating a unique dialogue between modern technology and regional heritage.
- A Quiet and Clean Construction Process: All structural components — both timber and concrete — were manufactured in our factories. They arrived on-site as ready-made modules, and their assembly was nearly silent. As observers noted, in a place where one would typically hear saws and concrete mixers, at Rosevia you could hear birdsong.
The Result: An Award-Winning Icon of Sustainable Construction
Thanks to a comprehensive approach, Rosevia Resort & SPA has become a benchmark and a clear example that luxury can be fully ecological.
- Net-Zero-Energy Facility: The distributed layout enabled efficient use of renewable energy sources. Heating and cooling are provided by heat pumps powered by 300 geothermal boreholes, each 100 meters deep. Over the course of a year, the resort produces as much energy as it consumes.
- Minimal Environmental Impact: Thanks to prefabrication, construction had minimal impact on the surrounding forest, preserving its unique and invaluable character.
- Unique, Context-Driven Architecture: Minimalist, cubic forms blend perfectly with the forest landscape, while details such as slate, ceramics, and Kashubian patterns lend the complex an authentic regional identity.
- Comfort and Privacy: The 79 luxury apartments were designed to provide guests with maximum privacy and intimacy, creating the atmosphere of boutique villas immersed in greenery.
